Real estate is one of the most under-optimised local search categories in India, which means the gap between the agent at position 1 and the agent at position 8 is often smaller than in healthcare or restaurants. The tactical edge is available to agents who execute consistently, not just to the biggest brokerages.

Setting up your GBP as a real estate agent

Category selection.

  • Individual agent with no fixed office: "Real Estate Agent" as primary
  • Brokerage with office: "Real Estate Agency" as primary, "Real Estate Agent" as secondary

SAB configuration for agents without a fixed office. Most individual agents don't have a dedicated office that customers visit. Configure GBP as a service-area business:

  • Hide the address (set to not display)
  • Define your service area by district, city, or neighbourhoods served
  • This is the compliant configuration; don't list a home address or virtual office

Business name. Use your name or agency name as it appears on your professional credentials. No keyword additions — "Best Property Agent Gurgaon" is a violation and a common local SEO mistake that also risks suspension.

Building your real estate citation stack

Priority citations for real estate agents, roughly in order of authority for the category:

Real estate searches are micro-geographically specific in a way most other categories are not. "2BHK in Whitefield" is not the same search as "2BHK in Koramangala," even though both are in Bengaluru.

Micro-market GBP strategy for developers. Each project's sales office should have its own GBP. The project GBP targets micro-market searches specific to the project's location — far more precisely than the corporate GBP ever could.

Individual agents serving specific micro-markets should have location-specific content on their website, or their 99acres profile, targeting those micro-market keywords: "2BHK flats in Sector 65 Gurgaon," "commercial space for rent in MG Road Bengaluru." Location pages built the right way carry this even further, particularly for agencies running several sales offices at once.

Real estate reviews are high-stakes and low-frequency. Most buyers transact once every several years, so the review opportunity is rare but disproportionately valuable when it happens.

When to request a review.

  • Buyer's agent: 2 to 4 weeks post-registration, after the client has moved in and settled
  • Seller's agent: 1 to 2 weeks post-sale completion
  • Rental agent: 2 to 4 weeks after tenancy begins

Why post-registration timing matters. Peak positive emotion for a property transaction lands at registration or possession, but the buyer is also overwhelmed with admin at that exact moment. A request 2 to 4 weeks later, once they're settled, gets a more thoughtful and genuinely positive review than one sent on the day of possession.

Key RERA compliance rules for GBP content:

  • RERA registration number in the profile description, not in the business name field
  • No possession date commitments in GBP posts or descriptions
  • No price assurance claims
  • No claims about appreciation potential or investment returns
  • Project approvals should be mentioned (RERA approved, BDA or BBMP approved) but without misleading implication

Location pages for real estate agents and agencies

Agents and agencies with websites should create micro-market pages:

  • /properties/gurgaon/sector-65/ for listings in a specific sector
  • /agents/bengaluru/whitefield/ for an agent profile serving Whitefield

Each page should have unique content, accurate NAP matching the GBP, and a Google Maps embed. If the agency runs more than a handful of these, treat them the way a multi-location business would treat branch pages — a consistent template with genuinely unique local content per page, not a copy-paste with the city name swapped.

Common real estate local SEO mistakes

The most frequent one is skipping SAB configuration entirely and listing a home address to "look more established" — this is a guideline violation and a suspension risk, not a credibility boost. The second is corporate GBPs absorbing every project instead of giving each sales office its own listing, which means none of them rank precisely for the micro-market they're actually selling in. The third is neglecting review requests until well after possession, when the moment of goodwill has faded and the ask feels transactional rather than genuine.

Should a real estate agency create one GBP per agent or one per office? Both, usually. The office GBP anchors the brokerage's local presence; individual senior agents with their own following can benefit from a personal service-area profile, provided it doesn't duplicate the office address.

Do reviews from years-old transactions still help rank? Yes, they contribute to total review count and rating, but recent review velocity matters more for competitive rank, so an agency with mostly 3-year-old reviews should still prioritise generating new ones.
