A flat in Dwarka Sector 12 and a flat in a private colony a kilometre away in Vasant Kunj get addressed by two completely different systems — one a DDA sector-and-pocket grid, the other a colony name with a block letter tacked on. Google's geocoder was not built with either convention specifically in mind, and Delhi-NCR real estate listings inherit both problems at once, on top of the usual project-name mismatches every Indian market deals with.

Sector numbers, colony blocks, and why Google mixes them up

Delhi runs sector numbering across three separate authorities depending on where the plot sits — DDA sectors inside Delhi proper, Noida and Greater Noida sectors under their own development authority, Gurgaon sectors under HUDA-turned-GMDA numbering. A "Sector 45" exists in more than one of these systems, with a different pin code, different landmarks, and no shared logic between them. A buyer searching "2BHK Sector 45" without specifying Gurgaon or Noida gets a geocoder that has to guess, and it guesses wrong often enough to matter.

Private colonies layer a second convention on top. Greater Kailash is GK-I and GK-II, each split into blocks lettered A through S depending on the block, and a listing that says "Greater Kailash" without the roman numeral and block letter is functionally unaddressed for anyone trying to pin it precisely. Lajpat Nagar, Vasundhara Enclave and the older DDA flats in Rohini all carry their own block-and-pocket logic, none of it interchangeable with the others.

The fix is not glamorous. Every listing needs the full string — authority, sector or colony, block, pocket where applicable — entered exactly as it appears on the RERA filing and the property card, not the shorthand a broker uses in conversation. NAP consistency matters more in Delhi-NCR than in cities with a single addressing convention, precisely because there are three or four conventions running in parallel and a listing only needs to be wrong on one of them to lose the pin.

The RERA name and the name on the hoarding rarely match

A tower in Dwarka Expressway gets marketed as "Skyline Heights." Its RERA registration carries the developer's internal project code and a plot reference that never appears on a single hoarding. Both names are legitimate — one is for buyers, one is for the regulator — but Google has no way to know they refer to the same entity unless someone tells it, and most listings never do.

The practical move is picking one canonical name, entering it in the Google Business Profile name field exactly as RERA has it, and keeping the marketing name as a secondary reference in the description rather than the primary listing name. Do that consistently across the developer's own site and every portal, and the entity starts reading as one thing instead of several disconnected fragments. Entity authority depends on that kind of cross-reference existing somewhere Google can actually find it.

A sales office that outlives its purpose

Sales offices along the Dwarka Expressway or in Sector 150 Noida open eighteen to twenty-four months before possession, run through the sales cycle, and close the week the last unit is booked. The Google listing that pointed to that office frequently does not close with it. Two years on, a buyer researching resale finds a profile with working hours for an office that is now leased to an unrelated business.

While the office runs, it needs the basics any physical location needs — correct hours, a phone line someone actually answers, photos of the real space rather than renders. Once it shuts, the listing needs to be marked closed or folded into the developer's head-office profile. Leaving it live as duplicate listings pile up around a single project is one of the more common reasons a search for a project name three years after launch turns up three half-dead profiles instead of one current one.

Who actually owns the listing

A single Delhi-NCR project can have its Google presence claimed by three different parties without any of them knowing about the other two — the developer's own marketing team, an appointed channel-partner brokerage running its own lead-generation profile under the project's name, and an independent broker who created a listing years ago and never handed it over. Channel-partner arrangements in Gurgaon and Noida are common enough that this triple-ownership pattern shows up regularly, not as an edge case.

None of the three is necessarily wrong to have a profile. What breaks is when two or more compete for the same search with different addresses, different phone numbers, and split reviews — Google has no built-in way to know they represent the same underlying project unless someone requests a merge or a suppression, and duplicate listings that compete rather than reinforce each other tend to rank worse than a single consolidated one would.

The portal layer and where the NAP mismatch actually costs a lead

Delhi-NCR buyers frequently start on 99acres, MagicBricks or Housing.com before they ever open Google Maps, and NoBroker carries real volume for resale and owner-direct listings specifically. A phone number that's current on 99acres but three digits off on the Google profile is not a hygiene problem — it's a lead lost at the exact moment someone decides whether to call.
